Welcome to the 300 De Haro website, created to provide current and future neighbors with the most accurate and up-to-date information on this exciting project. We are pleased to bring 450 homes, including 182 affordable homes (40% of the total, 54% of the base), to the vibrant Potrero Hill neighborhood
The project blends thoughtful and contextual architecture with a strong focus on intuitive, comfortable, functional spaces for living, socializing, relaxing, and enjoying. With 12,000 square feet of outdoor open spaces split between the 2nd floor courtyard and rooftop terrace, and nearly 25,000 square feet of indoor amenity spaces spread throughout the building on every floor, the project offers residents ample space to stretch out, build community, and connect. Each home has everything needed to enjoy a quiet evening in one’s unit—living and sleeping spaces, and a private bathroom and kitchenette.
The streetscapes on 16th and De Haro enhance the warm and welcoming pedestrian scale of BAR Architects ground floor design. The project’s ground floor features a connected indoor-outdoor retail space on the De Haro corner, which blends seamlessly with the landscaping in the public realm to create an inviting seating and lounging area open to all.
DM Development is opting to utilize SB-35, a new state law which offers expedited approval for projects as an incentive to create affordable housing. We are also using the State Density Bonus Program (SDBP) to increase the building envelope, however we are not building to the maximum allowed under the law. Rather, we are moving forward with an 11-story, 120-foot building. Optimizing light and air quality to the extent possible for our nearby neighbors is a crucial consideration of our proposed design, and a 7,000-square foot rear yard has been configured to provide green space adjacent to much of the building just behind our site.
